The Village at Mill Pond, proposed at 35 Mill Pond Lane in Ashland, will offer 76 units of general occupancy rental housing, as well as four single-family lots to be developed in partnership with Pemi Valley Habitat for Humanity.
The rental apartments will be a mix of 60 two-bedroom apartments and 16 three-bedroom apartments.
This property will not offer subsidized housing. Monthly rent for the two-bedroom units will range from approximately $1,215 to $1,460, and rents for the three-bedroom units will range from approximately $1,400 to $1,680. Applicants must demonstrate sufficient income to afford the rents because this property does not offer rental subsidy.
Based on the regional market and LRCD's other non-subsidized developments, it is anticipated that Mill Pond tenants will be a mix of working families and retirees.
The original proposal for this project contained 60 townhouse style general occupancy units in a mix of two- and three-bedrooms and a separate, two-story building containing 26 one-bedroom units of age-restricted housing for seniors. In February 2024, the Ashland Zoning Board denied LRCD's request for the senior units to be smaller than 750 square feet (LRCD's typical one-bedrooms are around 625 square feet). As a result, LRCD had to eliminate the senior housing from its plan. This was unfortunate because there is high demand for senior housing, and it would have naturally reduced the number of school-age children in the development.
